Ide o <\/span><b>gastro, cestovn\u00fd ruch, slu\u017eby ako kadern\u00edctva, \u0161portov\u00e9 centr\u00e1 a pod.\u00a0<\/b><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Ve\u013ek\u00fd probl\u00e9m s akcept\u00e1ciou pr\u00edjmu v bank\u00e1ch maj\u00fa aktu\u00e1lne aj <\/span><b>osoby zamestnan\u00e9 v zahrani\u010d\u00ed<\/b><span style=\"font-weight: 400;\">. Pr\u00edkladom m\u00f4\u017eu by\u0165 opatrovate\u013eky v Rak\u00fasku, ktor\u00e9 sa pravidelne v ur\u010dit\u00fdch turnusoch vracaj\u00fa na Slovensko a sp\u00e4\u0165 do pr\u00e1ce. Tie, ktor\u00e9 uviazli v \u010dase uzavretia hran\u00edc, zostali bez pr\u00edjmu. Rovnako aj ostatn\u00ed \u013eudia pracuj\u00faci v zahrani\u010d\u00ed dnes vo v\u00e4\u010d\u0161ine b\u00e1nk nepochodia.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">\u010eal\u0161ou ohrozenou kateg\u00f3riou s\u00fa <\/span><b>podnikatelia a \u017eivnostn\u00edci<\/b><span style=\"font-weight: 400;\">, ktor\u00ed boli kv\u00f4li karant\u00e9ne n\u00faten\u00ed zavrie\u0165 svoje prev\u00e1dzky a nevykon\u00e1vaj\u00fa \u017eiadnu \u010dinnos\u0165, ni\u010d nefakturuj\u00fa. Banky sa detailne pozeraj\u00fa na ich pr\u00edjmy nielen za minul\u00e9 zda\u0148ovacie obdobie, ale najm\u00e4 po\u010das posledn\u00fdch mesiacov.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">V\u00e4\u010d\u0161ina b\u00e1nk aktu\u00e1lne podnikate\u013eom uzn\u00e1 <\/span><b>men\u0161iu \u010das\u0165 z obratov a tr\u017eieb <\/b><span style=\"font-weight: 400;\">ako to bolo doteraz. Alebo <\/span><b>podnikate\u013eom schv\u00e1lia ni\u017e\u0161iu v\u00fd\u0161ku \u00faveru<\/b><span style=\"font-weight: 400;\"> v pomere k hodnote nehnute\u013enosti (tzv. Ale je mo\u017en\u00e9, \u017ee po n\u00e1vrate do pr\u00e1ce a prvej v\u00fdplate po PN \u010di O\u010cR banky <\/span><b>prihliadnu na mimoriadnu situ\u00e1ciu<\/b><span style=\"font-weight: 400;\"> a vyhodnotia ju ako jedin\u00fa mo\u017enos\u0165, ktor\u00fa ste mali v \u010dase zavret\u00fdch \u0161k\u00f4l \u010di zdravotn\u00fdch komplik\u00e1ci\u00ed v s\u00favislosti so \u0161\u00edriacim sa koronav\u00edrusom.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Podstatn\u00e9 je, <\/span><b>aby sa v\u00e1\u0161 pr\u00edjem po O\u010cR a PN obnovil. <\/b><span style=\"font-weight: 400;\">Zlo\u017eitej\u0161ie je v\u0161ak \u017eiada\u0165 o \u00faver <\/span><b>v \u010dase poberania t\u00fdchto d\u00e1vok<\/b><span style=\"font-weight: 400;\">. Banka nem\u00e1 istotu, \u010di po skon\u010den\u00ed PN \u010di O\u010cR nast\u00fapite do zamestnania a budete ma\u0165 pr\u00edjem.\u00a0<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><b>Dlhodob\u00e9 poberanie<\/b><span style=\"font-weight: 400;\"> nemocensk\u00fdch d\u00e1vok m\u00f4\u017ee znamena\u0165 v banke stopku, resp. pom\u00f4\u017ee, ak zdokladujete dostato\u010dn\u00fd pr\u00edjem v\u00e1\u0161ho partnera.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><b>Kr\u00e1tkodob\u00fd v\u00fdpadok <\/b><span style=\"font-weight: 400;\">pr\u00edjmu nahraden\u00fd PN alebo O\u010cR m\u00f4\u017eu v niektor\u00fdch bank\u00e1ch za ur\u010dit\u00fdch okolnost\u00ed akceptova\u0165.\u00a0<\/span><\/li>\n<\/ul>\n<h2><span style=\"color: #ec8124;\"><b>Ak\u00fa v\u00fd\u0161ku \u00faveru v\u00e1m schv\u00e1lia<\/b><\/span><\/h2>\n<p><span style=\"font-weight: 400;\">V s\u00favislosti s obozretn\u00fdm podnikan\u00edm a aktu\u00e1lnou situ\u00e1ciou na trhu sa banky za\u010dali pripravova\u0165 na dopad korona kr\u00edzy aj na realitn\u00fd trh. U\u017e nejak\u00fa dobu ceny nehnute\u013enost\u00ed rekordne r\u00e1stli, \u010do sp\u00f4sobil aj siln\u00fd dopyt a takmer neobmedzen\u00e1 dostupnos\u0165 hypot\u00e9k.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Dnes u\u017e banky <\/span><b>obmedzuj\u00fa financovanie b\u00fdvania nad 80 % a niekedy dokonca aj nad 70 % z hodnoty nehnute\u013enosti (tzv. LTV).<\/b><span style=\"font-weight: 400;\"> Chc\u00fa ma\u0165 dostato\u010dn\u00fa &#8222;vatu&#8220; v pr\u00edpade, \u017ee ak \u017eiadate\u013e nebude schopn\u00fd spl\u00e1ca\u0165 hypot\u00e9ku, \u00faver bude st\u00e1le kryt\u00fd dostato\u010dne hodnotnou nehnute\u013enos\u0165ou.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u010co sa t\u00fdka rizika na strane nehnute\u013enost\u00ed, ktor\u00e9 bank\u00e1m sl\u00fa\u017eia ako zabezpe\u010denie \u00faveru, aj tu s\u00fa banky obozretnej\u0161ie.\u00a0<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Ve\u013emi <\/span><b>lukrat\u00edvne nad\u0161tandardne zariaden\u00e9 nehnute\u013enosti <\/b><span style=\"font-weight: 400;\">s vysokou hodnotou v znaleckom posudku maj\u00fa v\u00e4\u010d\u0161inou ove\u013ea vy\u0161\u0161iu hodnotu, ako je trhov\u00fd \u0161tandard. A v tom je pr\u00e1ve riziko.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Predajnos\u0165 nad\u0161tandardnej nehnute\u013enosti je ove\u013ea hor\u0161ia ako cenovo dostupn\u00e9ho bytu \u010di domu, \u010di\u017ee riziko pre banku st\u00fapa. Preto banky \u010dasto zn\u00ed\u017eia hodnotu extr\u00e9mne drahej nehnute\u013enosti, a t\u00fdm p\u00e1dom v\u00e1m <\/span><b>m\u00f4\u017eu poskytn\u00fa\u0165 ni\u017e\u0161\u00ed \u00faver<\/b><span style=\"font-weight: 400;\"> ako ste p\u00f4vodne \u017eiadali.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Banky s\u00fa viac opatrn\u00e9 aj pri ne\u0161tandardn\u00fdch typoch nehnute\u013enost\u00ed ako s\u00fa rekrea\u010dn\u00e9 apartm\u00e1ny a in\u00e9 nehnute\u013enosti, ktor\u00e9 maj\u00fa<\/span><b> sl\u00fa\u017ei\u0165 na rekrea\u010dn\u00e9 \u00fa\u010dely.\u00a0\u00a0<\/b><\/li>\n<\/ul>\n<h2><span style=\"color: #ec8124;\"><b>Aj refinancovanie je o nie\u010do pr\u00edsnej\u0161ie<\/b><\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Ak chcete <\/span><a href=\"https:\/\/www.fingo.sk\/blog\/odklad-splatok-alebo-radsej-refinancovanie\/\"><span style=\"font-weight: 400;\">refinancova\u0165 <\/span><\/a><span style=\"font-weight: 400;\">svoju hypot\u00e9ku, doteraz to bolo mo\u017en\u00e9 aj bez overovania v\u00fd\u0161ky v\u00e1\u0161ho pr\u00edjmu. Dnes u\u017e banky d\u00f4slednej\u0161ie preveria nielen to, \u010di ste svoj \u00faver, ktor\u00fd si chcete prenies\u0165, doteraz bezprobl\u00e9movo spl\u00e1cali (overia si to v \u00faverovom registri), ale <\/span><b>viac si posvietia aj na v\u00e1\u0161 aktu\u00e1lny zdroj pr\u00edjmu<\/b><span style=\"font-weight: 400;\">, \u010di m\u00f4\u017ee by\u0165 rizikov\u00fd z poh\u013eadu jeho stability.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Inak povedan\u00e9, banka sa dnes nepozrie len na va\u0161u minulos\u0165, ale vyhodnot\u00ed aj to, ak\u00e9 asi m\u00f4\u017ee by\u0165 va\u0161e finan\u010dn\u00e9 spr\u00e1vanie v bud\u00facnosti. V tomto kontexte m\u00f4\u017eete by\u0165 pre banku viac rizikov\u00fd, <\/span><b>ak ste po\u017eiadali o <\/b><a href=\"https:\/\/www.fingo.sk\/blog\/odlozenie-splatok-uveru-nie-je-bez-rizika\/\"><b>odklad spl\u00e1tok<\/b><\/a><b>. <\/b><span style=\"font-weight: 400;\">Finan\u010dn\u00e9 in\u0161tit\u00facie ho pod\u013ea z\u00e1kona musia povoli\u0165, ale je ot\u00e1zne, \u010di t\u00fdchto klientov v bud\u00facnosti nezaradia do rizikovej\u0161iej skupiny pr\u00e1ve kv\u00f4li ch\u00fdbaj\u00facej finan\u010dnej rezerve na spl\u00e1canie \u00faverov v hor\u0161\u00edch \u010dasoch.<\/span><\/p>\n<h2><span style=\"color: #ec8124;\"><b>Banky obmedzili hypotek\u00e1rne certifik\u00e1ty<\/b><\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Ak potrebujete peniaze na<\/span><b> financovanie b\u00fdvania, \u010di u\u017e pl\u00e1nujete<\/b><a href=\"https:\/\/www.fingo.sk\/blog\/rekonstrukcia-byvania-vyhodne-financovanie\/\"><b> rekon\u0161trukciu <\/b><\/a><b>bytu, stavbu domu alebo k\u00fapu novej nehnute\u013enosti,<\/b><span style=\"font-weight: 400;\"> oslovte sk\u00fasen\u00e9ho finan\u010dn\u00e9ho sprostredkovate\u013ea.
