Ak b\u00fdvam u rodi\u010dov, kde neplat\u00edm n\u00e1jom a m\u00e1m ni\u017e\u0161ie v\u00fddavky, m\u00f4\u017eem dosta\u0165 vy\u0161\u0161iu hypot\u00e9ku?<\/b><\/span><\/h4>\n<p><span style=\"font-weight: 400;\">Toto nem\u00e1 vplyv na v\u00fd\u0161ku \u00faveru. \u017diadate\u013e o \u00faver, ktor\u00fd b\u00fdva u rodi\u010dov, m\u00e1 \u010dasto hor\u0161iu v\u00fdchodziu poz\u00edciu, lebo banka nevie ako sa bude spr\u00e1va\u0165 ke\u010f zrazu bude musie\u0165 zodpovedne nie\u010do spl\u00e1ca\u0165, preto m\u00f4\u017ee dosiahnu\u0165 hor\u0161ie sk\u00f3re. \u010co sa t\u00fdka posudzovania v\u00fddavkov, banky okrem svojich intern\u00fdch pravidiel musia vych\u00e1dza\u0165 aj z regulat\u00edv NBS.\u00a0<\/span><\/p>\n<h4><span style=\"color: #ec8124;\"><b>\u010co to znamen\u00e1?\u00a0<\/b><\/span><\/h4>\n<p><span style=\"font-weight: 400;\">Banky musia z \u010dist\u00e9ho pr\u00edjmu klienta odpo\u010d\u00edta\u0165 \u017eivotn\u00e9 minimum pod\u013ea po\u010dtu vy\u017eivovan\u00fdch os\u00f4b v dom\u00e1cnosti. Zo zvy\u0161nej sumy odpo\u010d\u00edtaj\u00fa finan\u010dn\u00fa rezervu vo v\u00fd\u0161ke 40 % (vlani bola vo v\u00fd\u0161ke 20 %) a n\u00e1sledne e\u0161te odpo\u010d\u00edtaj\u00fa v\u0161etky existuj\u00face spl\u00e1tky \u00faverov, pri\u010dom tie, ktor\u00e9 nemaj\u00fa po\u010das celej splatnosti rovnak\u00fd \u00farok (teda hypot\u00e9ky) e\u0161te musia tzv. \u201costresova\u0165\u201d, teda prir\u00e1ta\u0165 k existuj\u00facej \u00farokovej sadzbe 2 % a zar\u00e1ta\u0165 takto nav\u00fd\u0161en\u00fa spl\u00e1tku. A a\u017e z tohto zostatku v\u00e1m banka vypo\u010d\u00edta maxim\u00e1lnu v\u00fd\u0161ku \u00faveru. Je to pomerne zlo\u017eit\u00fd a z\u00e1rove\u0148 ve\u013emi podstatn\u00fd prepo\u010det, ktor\u00fd s vami vie vopred prejs\u0165 aj finan\u010dn\u00fd sprostredkovate\u013e.\u00a0<\/span><\/p>\n<h4><span style=\"color: #ec8124;\"><b>Ke\u010f viem, \u017ee budem rie\u0161i\u0165 hypot\u00e9ku, je d\u00f4le\u017eit\u00e9 ma\u0165 vopred aj nie\u010do na\u0161etren\u00e9?\u00a0<\/b><\/span><\/h4>\n<p><span style=\"font-weight: 400;\">Dnes u\u017e NBS reguluje poskytovanie \u00faverov nad 80 %. V banke teda m\u00f4\u017eete dosta\u0165 \u00faver maxim\u00e1lne do sumy 80 % z hodnoty nehnute\u013enosti, \u010di\u017ee sa predpoklad\u00e1, \u017ee nejak\u00e9 vlastn\u00e9 zdroje ma\u0165 mus\u00edte. Ak ich nem\u00e1te, s\u00fa r\u00f4zne mo\u017enosti ako sa k nim dopracova\u0165, ale plat\u00ed, \u017ee na nov\u00fa hypot\u00e9ku viac ako 80 % nedostanete. S\u00fa v\u00fdnimky, ktor\u00e9 umo\u017e\u0148uj\u00fa pre vybran\u00fdch klientov a len v obmedzenom mno\u017estve financova\u0165 \u00faver a\u017e do 90 % hodnoty nehnute\u013enosti, ale 100 %-n\u00e9 hypot\u00e9ky, na ktor\u00e9 sme boli zvyknut\u00ed p\u00e1r rokov dozadu, s\u00fa u\u017e minulos\u0165ou. Tie vieme uplatni\u0165 len <a href=\"https:\/\/www.fingo.sk\/blog\/odklad-splatok-alebo-radsej-refinancovanie\/\">pri refinancovan\u00ed<\/a> hypot\u00e9ky, kde klient nenavy\u0161uje sumu \u00faveru.<\/span><\/p>\n<h4><span style=\"color: #ec8124;\"><b>Ak\u00e9 s\u00fa mo\u017enosti dofinancovania \u00faveru, ke\u010f nem\u00e1m na\u0161etren\u00e9 peniaze?<\/b><\/span><\/h4>\n<p><span style=\"font-weight: 400;\">Prvou mo\u017enos\u0165ou je spotrebn\u00fd \u00faver naj\u010dastej\u0161ie v banke, kde rie\u0161ite hypot\u00e9ku. Predstavte si to ako klasick\u00fa p\u00f4\u017ei\u010dku so splatnos\u0165ou 8 rokov, len s o nie\u010do v\u00fdhodnej\u0161ou \u00farokovou sadzbou. Na tak\u00fdto \u00faver s pomerne vysokou spl\u00e1tkou sa v\u0161ak nekvalifikuje ka\u017ed\u00fd \u017eiadate\u013e, preto mnoh\u00ed na dofinancovanie volia \u00favery zo stavebn\u00fdch sporite\u013en\u00ed s mo\u017enou splatnos\u0165ou a\u017e do 20 rokov. T\u00fdm svoj \u00faver o nie\u010do viac preplatia, ale je v\u00e4\u010d\u0161ia \u0161anca, \u017ee sa k dofinancovaniu v\u00f4bec dostan\u00fa a ni\u017e\u0161ia mesa\u010dn\u00e1 spl\u00e1tka a\u017e tak neza\u0165a\u017e\u00ed ich rodinn\u00fd rozpo\u010det. Poslednou mo\u017enos\u0165ou je ru\u010denie druhou nehnute\u013enos\u0165ou, napr\u00edklad rodi\u010dovskou. V\u010faka vy\u0161\u0161ej sume zabezpe\u010denia viete prefinancova\u0165 komplet cel\u00fa k\u00fapnu cenu.<\/span><\/p>\n<h4><span style=\"color: #ec8124;\"><b>Ako dlho trv\u00e1 proces od \u017eiadosti po \u010derpanie hypot\u00e9ky? Je to na dlh\u00e9 lakte?<\/b><\/span><\/h4>\n<p><span style=\"font-weight: 400;\">Refinan\u010dn\u00e9 \u00favery mo\u017eno vybavi\u0165 aj za p\u00e1r dn\u00ed, ale napr\u00edklad \u00favery na v\u00fdstavbu alebo ak m\u00e1 klient \u0161pecifick\u00fd pr\u00edjem, ktor\u00fd dokladuje zlo\u017eitej\u0161ie, sa vybavuj\u00fa dlh\u0161ie. \u010casovo n\u00e1ro\u010dnej\u0161ie to m\u00f4\u017ee by\u0165 aj pri podnikate\u013eoch, ktor\u00fdch banky preveruj\u00fa obzvl\u00e1\u0161\u0165 v tomto obdob\u00ed detailnej\u0161ie. Proces v\u00fdrazne pred\u013a\u017ei aj to ak je na zakladanej nehnute\u013enosti nejak\u00fd probl\u00e9m, napr\u00edklad zle zakreslen\u00e1 alebo nezap\u00edsan\u00e1 stavba na pozemku \u010di nevysporiadan\u00e9 vlastn\u00edcke vz\u0165ahy k nehnute\u013enosti.
