Tento koronov\u00fd \u0161tvr\u0165rok dokonca v\u00a0raste predbehol aj prv\u00fd \u0161tvr\u0165rok 2020, a to o\u00a03,6 %. Napriek korone teda ceny nehnute\u013enost\u00ed r\u00e1stli a\u00a0priemern\u00e1 cena za meter \u0161tvorcov\u00fd bytu dosiahla hodnotu 1731 eur.<\/span><\/p>\n<h4><span style=\"color: #ec8124;\"><b>Ako je to mo\u017en\u00e9? Ne\u010dakali ste, \u017ee pand\u00e9mia zastav\u00ed rast cien nehnute\u013enost\u00ed?<\/b><\/span><\/h4>\n<p><span style=\"font-weight: 400;\">Ceny bytov s\u00fa okrem in\u00e9ho tla\u010den\u00e9 nahor jednak nedostatkom nehnute\u013enost\u00ed na predaj a\u00a0tie\u017e vysokou k\u00fapyschopnos\u0165ou kupuj\u00facich. <\/span><span style=\"font-weight: 400;\">Banky s\u00edce prijali obmedzuj\u00face opatrenia po\u010das pand\u00e9mie, no mnoh\u00ed klienti mali u\u017e zlo\u017een\u00e9 rezerva\u010dn\u00e9 z\u00e1lohy a tie\u017e predschv\u00e1len\u00e9 \u00favery. Opatrenia b\u00e1nk v\u0161ak <a href=\"https:\/\/www.fingo.sk\/blog\/ludia-dnes-neriesia-top-uroky-ale-to-ci-hypoteku-vobec-dostanu\/\">obmedzili vo financovan\u00ed b\u00fdvania<\/a> ur\u010dit\u00e9 skupiny obyvate\u013estva, no st\u00e1le sa na\u0161li aj tak\u00ed klienti, ktor\u00ed st\u00e1le boli pre banku akceptovate\u013en\u00ed a poskytla im financie na k\u00fapu nehnute\u013enosti v po\u017eadovanej v\u00fd\u0161ke. T\u00fdm p\u00e1dom ostal na trhu viac ako jeden kupuj\u00faci schopn\u00fd k\u00fapi\u0165 dan\u00fa pon\u00fakan\u00fa nehnute\u013enos\u0165. Dopyt tak st\u00e1le prevy\u0161uje ponuku nehnute\u013enost\u00ed a ceny preto st\u00e1le maj\u00fa tendenciu r\u00e1s\u0165.\u00a0<\/span><\/p>\n<h4><span style=\"color: #ec8124;\"><b>Bud\u00fa sa reality do konca roka st\u00e1le zdra\u017eova\u0165? Na pokles cien by sme \u010dakali m\u00e1rne?<\/b><\/span><\/h4>\n<p><span style=\"font-weight: 400;\">Po\u010det nehnute\u013enost\u00ed na predaj v kr\u00e1tkom \u010dase asi ve\u013emi nenaf\u00fakneme. No ak pod vplyvom druhej vlny COVID-u pr\u00edde viacero \u013eud\u00ed o\u00a0pr\u00e1cu alebo sa im zn\u00ed\u017ei pr\u00edjem, tak je mo\u017en\u00e9, \u017ee \u00favery na b\u00fdvanie mnoh\u00fdm klientom nebud\u00fa vych\u00e1dza\u0165, resp. nie v\u00a0potrebnej v\u00fd\u0161ke. Nemysl\u00edm si v\u0161ak, \u017ee m\u00f4\u017eeme o\u010dak\u00e1va\u0165 nejak\u00fd v\u00fdrazn\u00fd prepad cien nehnute\u013enost\u00ed. Sk\u00f4r ich zastabilizovanie.\u00a0<\/span><\/p>\n<h4><span style=\"color: #ec8124;\"><b>Ovplyvnila nejako v\u00fdrazne korona kr\u00edza realitn\u00fd a hypotek\u00e1rny trh?\u00a0<\/b><\/span><\/h4>\n<p><span style=\"font-weight: 400;\">Mysl\u00edm si, \u017ee d\u00f4sledky korona kr\u00edzy sa e\u0161te len za\u010d\u00ednaj\u00fa ukazova\u0165. Minim\u00e1lne trvanie pracovn\u00e9ho pomeru na dokladovanie pr\u00edjmu k\u00a0\u00faveru je v\u00a0niektor\u00fdch bank\u00e1ch 3 mesiace, no v\u00a0niektor\u00fdch aj 6 mesiacov.\u00a0<\/span><\/p>\n<h4><span style=\"color: #ec8124;\"><b>Vr\u00e1\u0165me sa e\u0161te k cen\u00e1m bytov. Kde s\u00fa najdrah\u0161ie a kde najlacnej\u0161ie?<\/b><\/span><\/h4>\n<p><span style=\"font-weight: 400;\">Najdrah\u0161ie s\u00fa jednozna\u010dne v\u00a0Bratislave. Cenu bytov okrem in\u00e9ho ur\u010duje aj dostupnos\u0165 pr\u00e1ce, pr\u00edpadne mo\u017enos\u0165 pren\u00e1jmu a\u00a0v tomto jednozna\u010dne vedie Bratislavsk\u00fd kraj. V poslednom \u0161tvr\u0165roku si aj napriek korone toto prvenstvo udr\u017eal, a\u00a0to aj s\u00a0najvy\u0161\u0161ou cenou za meter \u0161tvorcov\u00fd bytu. Av\u0161ak najr\u00fdchlej\u0161ie za posledn\u00fd \u0161tvr\u0165rok r\u00e1stli ceny v\u00a0Ko\u0161ickom kraji a naopak, najmenej v\u00a0Banskobystrickom kraji. Priemern\u00e1 cena za meter \u0161tvorcov\u00fd bytu je na Slovensku okolo 1700 eur a ako som povedala aj posledn\u00fd \u0161tvr\u0165rok sme zaznamenali paradoxne n\u00e1rast cien bytov medziro\u010dne o\u00a011,2 %.<\/span><\/p>\n<h4><span style=\"color: #ec8124;\"><b>Ak\u00e9 byty s\u00fa teraz naj\u017eiadanej\u0161ie? Sk\u00f4r tie men\u0161ie, ktor\u00e9 si dok\u00e1\u017ee k\u00fapi\u0165 viac \u013eud\u00ed?<\/b><\/span><\/h4>\n<p><span style=\"font-weight: 400;\">To sa ve\u013emi \u0165a\u017eko \u0161pecifikuje a\u00a0ve\u013emi z\u00e1le\u017e\u00ed aj na tom, kto je kupuj\u00faci. M\u00f4\u017eem v\u0161ak poveda\u0165, \u017ee ve\u013ek\u00fd z\u00e1ujem je naozaj o\u00a0men\u0161ie byty, 1- a\u00a02-izbov\u00e9, ktor\u00fdch ponuka a\u00a0v\u00f4bec aj ich existencia je zna\u010dne obmedzen\u00e1. Z\u00e1rove\u0148 sa postupne aj vzh\u013eadom na legislat\u00edvne opatrenia obmedzilo poskytovanie \u00faverov na b\u00fdvanie preva\u017ene na \u00farove\u0148 80 % a na v\u00fdnimku 90 % z\u00a0hodnoty zakladanej nehnute\u013enosti. Kupuj\u00faci teda \u010dasto potrebuj\u00fa e\u0161te dofinancova\u0165 10 &#8211; 20 % k\u00fapnej ceny.<\/span><\/p>\n<h4><span style=\"color: #ec8124;\"><b>Dok\u00e1\u017eu t\u00fdch 10 &#8211; 20 % dofinancova\u0165 aj mlad\u00ed \u013eudia, ktor\u00ed rie\u0161ia svoje prv\u00e9 b\u00fdvanie?<\/b><\/span><\/h4>\n<p><span style=\"font-weight: 400;\">Slov\u00e1ci si vo v\u00e4\u010d\u0161ine <a href=\"https:\/\/www.fingo.sk\/blog\/tretina-slovakov-nevie-celit-necakanym-financnym-vydavkom\/\">\u00faspory dlhodobo netvoria<\/a>, a tak je pre nich problematick\u00e9 \u201cvyke\u0161ova\u0165\u201d 10 &#8211; 20 % vysok\u00fdch k\u00fapnych cien z vlastn\u00fdch zdrojov. N\u00e1roky na dofinancovanie spotrebn\u00fdm \u00faverom, pr\u00edpadne \u00faverom zo stavebnej sporite\u013ene s\u00fa st\u00e1le v\u00e4\u010d\u0161ie a\u00a0klient mus\u00ed by\u0165 naozaj pr\u00edjmovo bonitn\u00fd, aby mu dofinanc dokryl cel\u00fa zvy\u0161n\u00fa sumu k\u00fapnej ceny. Pr\u00e1ve to je d\u00f4vodom, pre\u010do st\u00e1le \u010dastej\u0161ie doch\u00e1dza k\u00a0situ\u00e1cii, ke\u010f si mlad\u00fd p\u00e1r kupuje ako prv\u00e9 b\u00fdvanie 1-izbov\u00fd, pr\u00edpadne 2-izbov\u00fd byt. Stoj\u00ed ich menej ako 3-izbov\u00fd, ktor\u00fd bud\u00fa potrebova\u0165 \u010dasom, ke\u010f sa im rozrastie rodina. Teraz je ale pre nich dosiahnute\u013enej\u0161ie dofinancova\u0165 t\u00fdch 10 &#8211; 20 % z\u00a0k\u00fapnej ceny men\u0161ieho bytu.<\/span><\/p>\n<h4><span style=\"color: #ec8124;\"><b>Tak\u017ee legislat\u00edvne opatrenia prin\u00fatili mlad\u00fdch zmeni\u0165 uva\u017eovanie?<\/b><\/span><\/h4>\n<p><span style=\"font-weight: 400;\">Ur\u010dite \u00e1no. Vn\u00edmam to ako ve\u013ek\u00fa zmenu oproti situ\u00e1cii z\u00a0rokov 2014 &#8211; 2015, kedy banky be\u017ene schva\u013eovali 100%-n\u00e9 hypot\u00e9ky. Tak\u00fdto mlad\u00fd p\u00e1r by si hne\u010f kupoval 3-izbov\u00fd byt a\u00a0rovno na n\u00e1mest\u00ed, preto\u017ee banka mu poskytla dostato\u010dn\u00fd \u00faver a\u00a0vlastn\u00e9 prostriedky nepotrebovali. Preto si mysl\u00edm, \u017ee opatreniami docielime aj zmenu myslenia kupuj\u00facich. Po\u010das \u017eivota bud\u00fa kupova\u0165 op\u00e4\u0165 nieko\u013eko bytov tak ako to bolo v\u00a0minulosti, nie jeden ve\u013ek\u00fd, v\u00a0ktorom by \u017eili do d\u00f4chodku.\u00a0<\/span><\/p>\n<h4><span style=\"color: #ec8124;\"><b>O ktor\u00e9 lokality maj\u00fa kupuj\u00faci najv\u00e4\u010d\u0161\u00ed z\u00e1ujem?<\/b><\/span><\/h4>\n<p><span style=\"font-weight: 400;\">Toto je moment\u00e1lne vzh\u013eadom na situ\u00e1ciu na realitnom trhu naozaj \u0165a\u017eko poveda\u0165. Teraz sa pred\u00e1 asi v\u0161ade a\u00a0v\u0161etko \u010do je re\u00e1lne cenovo nastaven\u00e9. Nehnute\u013enost\u00ed na predaj je toti\u017e naozaj u\u017e dlhodobej\u0161ie v\u00a0ponuke ve\u013emi m\u00e1lo. Pokia\u013e nie je na nehnute\u013enosti cena nastaven\u00e1 vysoko alebo aspo\u0148 nie je enormne prehnan\u00e1, tak sa nehnute\u013enos\u0165 pred\u00e1va ve\u013emi r\u00fdchlo.\u00a0\u00a0<\/span><\/p>\n<h4><span style=\"color: #ec8124;\"><b>\u010co teda s oh\u013eadom na s\u00fa\u010dasn\u00fa situ\u00e1ciu rad\u00edte &#8211; kupova\u0165 nehnute\u013enos\u0165, \u010di nekupova\u0165?\u00a0<\/b><\/span><\/h4>\n<p><span style=\"font-weight: 400;\">K\u00fapu nehnute\u013enosti je potrebn\u00e9 v s\u00fa\u010dasnosti naozaj dobre zv\u00e1\u017ei\u0165. Ide o dva poh\u013eady. Ak m\u00e1me b\u00fdvanie porie\u0161en\u00e9, len uva\u017eujeme nad k\u00fapou v\u00e4\u010d\u0161ieho bytu, pr\u00edpadne si chceme dopria\u0165 luxus b\u00fdvania v rodinnom dome aj ke\u010f n\u00e1m na\u0161e s\u00fa\u010dasn\u00e9 b\u00fdvanie st\u00e1le posta\u010duje, tak by som k\u00fapu na nejak\u00fd \u010das vzh\u013eadom na situ\u00e1ciu odlo\u017eila. Ale ak ide o ak\u00fatnu potrebu, napr\u00edklad sa mus\u00edme vys\u0165ahova\u0165 z podn\u00e1jmu, od\u00eds\u0165 od rodi\u010dov, pr\u00edpadne sa n\u00e1m narodilo die\u0165a a u\u017e n\u00e1m je naozaj tesno, v tom pr\u00edpade by som ur\u010dite neprest\u00e1vala h\u013eada\u0165. Banky sa najviac ob\u00e1vaj\u00fa nespl\u00e1cania \u00faverov, preto si \u017eiadate\u013eov o \u00faver riadne overuj\u00fa aj z poh\u013eadu vplyvu COVID-u na oblas\u0165, z ktorej poch\u00e1dza ich pr\u00edjem. Ber\u00fa do \u00favahy aj riziko, ktor\u00e9 m\u00f4\u017ee vznikn\u00fa\u0165 dobehom prvej vlny pand\u00e9mie a pr\u00edpadn\u00fd dopad druhej vlny. Ale pre \u013eud\u00ed, ktor\u00fdm korona nezasiahla do ich pr\u00edjmu, nezn\u00ed\u017eila ho a pracuj\u00fa v segmente, ktor\u00fd je pre banku akceptovan\u00fd, sa viacmenej ni\u010d nemen\u00ed.<\/span><\/p>\n<h4><span style=\"color: #ec8124;\"><b>S\u00fa hypot\u00e9ky st\u00e1le tak\u00e9 lacn\u00e9 ako to bolo pred koronou?\u00a0<\/b><\/span><\/h4>\n<p><span style=\"font-weight: 400;\">\u00darokov\u00e9 sadzby s\u00fa <a href=\"https:\/\/www.fingo.sk\/blog\/ako-si-zjednodusit-vybavenie-hypoteky\/\">rekordne n\u00edzke<\/a> u\u017e nieko\u013eko rokov <\/span><span style=\"font-weight: 400;\">a st\u00e1le s\u00fa na n\u00edzkej \u00farovni aj napriek pand\u00e9mi\u00ed. <\/span><span style=\"font-weight: 400;\">Tak\u017ee z tohto poh\u013eadu je situ\u00e1cia priazniv\u00e1. Pri rie\u0161en\u00ed hypot\u00e9ky v\u0161ak netreba zab\u00fada\u0165 na preverenie na\u0161ich mo\u017enost\u00ed a v\u00fdber najvhodnej\u0161ieho rie\u0161enia na\u0161ej moment\u00e1lnej situ\u00e1cie v jednotliv\u00fdch bank\u00e1ch.<\/span><\/p>\n<h4><span style=\"color: #ec8124;\"><b>\u010co t\u00fdm mysl\u00edte?\u00a0<\/b><\/span><\/h4>\n<p><span style=\"font-weight: 400;\">Mnoh\u00ed \u013eudia si st\u00e1le neuvedomuj\u00fa, \u017ee nie v\u017edy plat\u00ed pravidlo, \u017ee banka, kde som klientom a m\u00e1m tam v\u0161etky svoje produkty, mi d\u00e1 aj najlep\u0161ie podmienky financovania b\u00fdvania. Medzi bankami s\u00fa zna\u010dn\u00e9 rozdiely, \u010di u\u017e v obmedzeniach max. LTV, teda percenta financovania z akceptovanej hodnoty nehnute\u013enosti, ale aj rozdiely v druhoch akceptovan\u00e9ho pr\u00edjmu, pr\u00edpadne aj v\u00fd\u0161ky dan\u00e9ho pr\u00edjmu. Ten m\u00e1 okrem spl\u00e1cania vplyv aj na maxim\u00e1lny \u00faverov\u00fd limit, ktor\u00fd vieme z\u00edska\u0165 (DTI).\u00a0<\/span><\/p>\n<h4><span style=\"color: #ec8124;\"><b>Kde m\u00e1 teda \u010dlovek za\u010da\u0165, ke\u010f potrebuje hypot\u00e9ku?<\/b><\/span><\/h4>\n<p><span style=\"font-weight: 400;\">Mal by za\u010da\u0165 t\u00fdm, \u017ee oslov\u00ed sk\u00fasen\u00e9ho finan\u010dn\u00e9ho sprostredkovate\u013ea, ktor\u00fd mu pom\u00f4\u017ee u\u0161etri\u0165 \u010das a ve\u013eakr\u00e1t aj peniaze.
