Bytov\u00e9 domy s\u00fa podpoisten\u00e9 a riziku s\u00fa vystaven\u00ed nielen spr\u00e1vcovia budov, ale aj majitelia bytov. Ako je to vo va\u0161ej bytovke?<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Poistenie bytov\u00e9ho domu nie je zo z\u00e1kona povinn\u00e9, ale vlastni\u0165 byt v nepoistenom dome je ve\u013ek\u00e9 riziko. Rovnako je riskantn\u00e9 aj to, ak je <\/span><b>poistn\u00e1 zmluva zastaral\u00e1 a bytov\u00fd dom je <a href=\"https:\/\/www.fingo.sk\/blog\/pri-poisteni-nehnutelnosti-si-treba-dat-pozor-na-podpoistenie\/\">podpoisten\u00fd<\/a><\/b><span style=\"font-weight: 400;\">. V s\u00fa\u010dasnosti v\u0161ak v\u00fd\u0165ah n\u00e1jdeme takmer v\u0161ade, dokonca aj v 3-poschodov\u00fdch bytov\u00fdch domoch na u\u013eah\u010denie pohybu s ko\u010d\u00edkmi, bicyklami a podobne. Ke\u010f\u017ee aj v\u00fd\u0165ahy sa kazia, toto pripoistenie ur\u00fdchli zaplatenie pr\u00edpadn\u00fdch opr\u00e1v, alebo namontovanie nov\u00e9ho v\u00fd\u0165ahu.<\/span><\/p>\n<h3><span style=\"color: #ec8124;\"><b>Sprejerstvo<\/b><\/span><\/h3>\n<p><span style=\"font-weight: 400;\">&#8211;<\/span><span style=\"font-weight: 400;\"> \u00a0 <\/span><span style=\"font-weight: 400;\">Pripoistenie sa t\u00fdka hlavne fas\u00e1dy budov, ktor\u00e9 m\u00f4\u017eu sprejeri \u00famyselne postrieka\u0165, poma\u013eova\u0165 \u010di pokresli\u0165 farbou. Kedysi boli probl\u00e9mom hlavne vandali, drobn\u00e9 kr\u00e1de\u017ee, po\u0161koden\u00e9 vchodov\u00e9 dvere \u010di schr\u00e1nky a in\u00e9 funk\u010dn\u00e9 \u0161kody, ale postupne sa pois\u0165ovne zamerali aj na estetick\u00e9 \u0161kody.\u00a0\u00a0<\/span><\/p>\n<p><b>PR\u00cdKLAD:<\/b><span style=\"font-weight: 400;\"> Mnoh\u00e9 star\u0161ie bytovky a panel\u00e1ky investuj\u00fa do zateplenia a n\u00e1sledne fas\u00e1du budovy vyma\u013euj\u00fa. Tak\u00e9to \u201e\u010dist\u00e9\u201c plochy v\u0161ak l\u00e1kaj\u00fa sprejerov, preto sa oplat\u00ed sprejerstvo pripoisti\u0165. Ak by sa stala tak\u00e1to situ\u00e1cia, pois\u0165ov\u0148a vyplat\u00ed plnenie v pr\u00edpade, ak bola po\u0161koden\u00e1 \u010das\u0165 bytov\u00e9ho domu o\u0161etren\u00e1 aj antigraffiti n\u00e1terom. S\u00fa to \u0161peci\u00e1lne n\u00e1tery, z ktor\u00fdch odstr\u00e1nite graffiti \u013eah\u0161ie a bez toho, aby ste museli fas\u00e1du ma\u013eova\u0165 nanovo.<\/span><\/p>\n<h2><span style=\"color: #ec8124;\"><b>Pozor na podpoistenie, priprav\u00edte sa o tis\u00edcky eur<\/b><\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Podpoistenie vznik\u00e1 v\u017edy, ke\u010f je poistn\u00e1 suma na zmluve ni\u017e\u0161ia ako skuto\u010dn\u00e1 hodnota majetku. <\/span><span style=\"font-weight: 400;\">Tento probl\u00e9m sa t\u00fdka v\u00e4\u010d\u0161iny nehnute\u013enost\u00ed na Slovensku, nielen bytov, ale aj rodinn\u00fdch domov alebo cel\u00fdch bytoviek. <\/span><span style=\"font-weight: 400;\">Pois\u0165ovne vo v\u0161eobecnosti uplat\u0148uj\u00fa podpoistenie, \u010di\u017ee m\u00f4\u017eu zn\u00ed\u017ei\u0165 poistn\u00e9 plnenie,<\/span> ak je <b>rozdiel medzi poistnou sumou a skuto\u010dnou hodnotou majetku v\u00e4\u010d\u0161\u00ed ako 15 &#8211; 20 %.<\/b><span style=\"font-weight: 400;\">\u00a0<\/span><\/p>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-1667\" src=\"https:\/\/www.fingo.sk\/blog\/wp-content\/uploads\/2019\/11\/vyhodnsot-zmluv.jpg\" alt=\"mu\u017e pozer\u00e1 lupou na zmluvu\" width=\"500\" height=\"333\" srcset=\"https:\/\/www.fingo.sk\/blog\/wp-content\/uploads\/2019\/11\/vyhodnsot-zmluv.jpg 1732w, https:\/\/www.fingo.sk\/blog\/wp-content\/uploads\/2019\/11\/vyhodnsot-zmluv-300x200.jpg 300w, https:\/\/www.fingo.sk\/blog\/wp-content\/uploads\/2019\/11\/vyhodnsot-zmluv-768x512.jpg 768w, https:\/\/www.fingo.sk\/blog\/wp-content\/uploads\/2019\/11\/vyhodnsot-zmluv-1024x682.jpg 1024w, https:\/\/www.fingo.sk\/blog\/wp-content\/uploads\/2019\/11\/vyhodnsot-zmluv-1080x720.jpg 1080w\" sizes=\"(max-width: 500px) 100vw, 500px\" \/><\/p>\n<p><b><span style=\"color: #ec8124;\">TIP:<\/span> <\/b><span style=\"font-weight: 400;\">Ka\u017ed\u00fa rekon\u0161trukciu nehnute\u013enosti, dom\u00e1cnosti alebo bytov\u00e9ho domu by ste preto mali premietnu\u0165 do zv\u00fd\u0161enia poistn\u00fdch s\u00fam danej poistky pr\u00e1ve preto, aby nevznikalo podpoistenie.<\/span><\/p>\n<h3><span style=\"color: #ec8124;\"><b>3 pr\u00edklady z praxe, v ktor\u00fdch sa m\u00f4\u017eete n\u00e1js\u0165 aj vy<\/b><\/span><\/h3>\n<p><span style=\"font-weight: 400;\"><span style=\"color: #ec8124;\"><strong>1.<\/strong> <\/span>Predstavte si, \u017ee je <strong>skuto\u010dn\u00e1 hodnota v\u00e1\u0161ho bytu 100 000 eur<\/strong>, ale vy ste si ho poistili len <strong>do v\u00fd\u0161ky svojho \u00faveru 60 000 eur.<\/strong> Na byte tak vzniklo 40 %-n\u00e9 podpoistenie a ak by v tomto byte do\u0161lo k poistnej udalosti, pois\u0165ov\u0148a m\u00e1 pr\u00e1vo prist\u00fapi\u0165 a\u017e k 40 %-n\u00e9mu kr\u00e1teniu poistn\u00e9ho plnenia. \u010ci\u017ee z dojednanej poistnej sumy 60 000 eur by v\u00e1m vyplatila len 36 000 eur (60 % z poistnej sumy).<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><span style=\"color: #ec8124;\"><strong>2.\u00a0<\/strong><\/span><\/span><span style=\"font-weight: 400;\">Ve\u013emi \u010dast\u00e1 je \u010fal\u0161ia situ\u00e1cia, ktor\u00fa ste si nesp\u00f4sobili z\u00e1merne, len ste zanedbali priebe\u017en\u00fa <a href=\"https:\/\/www.fingo.sk\/zastarale-zmluvy\">kontrolu va\u0161ej poistky<\/a>. Predstavte si, \u017ee ste si pre 10 rokmi k\u00fapili <strong>3-izbov\u00fd byt za 80 tis\u00edc eur.<\/strong> Medzi\u010dasom ste ho zrekon\u0161truovali, ceny nehnute\u013enosti st\u00fapli, a v\u00e1\u0161 byt m\u00e1<strong> v s\u00fa\u010dasnosti hodnotu 120 tis\u00edc eur.<\/strong> Ak by ste napr\u00edklad vyhoreli, pois\u0165ov\u0148a by v\u00e1m vyplatila maxim\u00e1lne 80 tis\u00edc eur.
