Dnes a\u017e tretina \u00faverov svojou splatnos\u0165ou zasahuje za produkt\u00edvny vek dl\u017en\u00edkov. Siln\u00e1 konkurencia banky neust\u00e1le n\u00fati pos\u00fava\u0165 hranice splatnosti<\/span><a href=\"https:\/\/www.fingo.sk\/hypotekarna-kalkulacka\/kupa\"><span style=\"font-weight: 400;\"> hypot\u00e9ky<\/span><\/a><span style=\"font-weight: 400;\"> a trend predl\u017eovania splatnosti do vysok\u00e9ho veku umo\u017e\u0148uje \u013eu\u010fom navy\u0161ova\u0165 svoj dlh.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">V s\u00fa\u010dasnosti si viete natiahnu\u0165 spl\u00e1canie hypot\u00e9ky do 70 rokov, niektor\u00e9 banky to umo\u017e\u0148uj\u00fa aj do 75 rokov. N\u00e1stupom na d\u00f4chodok v\u0161ak v\u00e4\u010d\u0161ina \u013eud\u00ed za\u017eije <a href=\"https:\/\/www.fingo.sk\/blog\/preco-si-sporit-na-dochodok\/\">pr\u00edjmov\u00fd \u0161ok<\/a> a ich platobn\u00e1 discipl\u00edna bude ohrozen\u00e1. Preto NBS spr\u00eds\u0148uje pravidl\u00e1 pre bud\u00facich d\u00f4chodcov &#8211; dl\u017en\u00edkov, aby sa v starobe vyhli finan\u010dn\u00fdm probl\u00e9mom.<\/span><\/p>\n<h2><strong><span style=\"color: #ec8124;\">\u010co sa od janu\u00e1ra zmen\u00ed<\/span><\/strong><\/h2>\n<p><span style=\"font-weight: 400;\">Od janu\u00e1ra banky pri nov\u00fdch \u017eiadostiach <a href=\"https:\/\/www.fingo.sk\/blog\/10-rad-na-co-mysliet-pred-ziadostou-o-hypoteku\/\">o hypot\u00e9ky<\/a> s presahom do d\u00f4chodkov\u00e9ho veku za\u010dn\u00fa zni\u017eova\u0165 limit DTI (skratka pre Debt to Income).\u00a0<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">DTI vyjadruje pomer celkovej zadl\u017eenosti \u017eiadate\u013ea o \u00faver k \u010dist\u00e9mu ro\u010dn\u00e9mu pr\u00edjmu.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Odv\u00edja sa od neho maxim\u00e1lny <\/span><a href=\"https:\/\/www.fingo.sk\/vypocet-hypoteky\"><span style=\"font-weight: 400;\">strop hypot\u00e9ky<\/span><\/a><span style=\"font-weight: 400;\">, ktor\u00fa v\u00e1m banka m\u00f4\u017ee schv\u00e1li\u0165.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Tento strop dnes nesmie presiahnu\u0165 8-n\u00e1sobok \u010dist\u00e9ho ro\u010dn\u00e9ho pr\u00edjmu a toto pravidlo do konca roka plat\u00ed pre v\u0161etk\u00fdch rovnako. <\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Po novom za\u010dne DTI klesa\u0165, a to u klientov nad 40 rokov.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Od janu\u00e1ra sa s ka\u017ed\u00fdm prib\u00fadaj\u00facim rokom po\u010dn\u00fac vekom 41 rokov maxim\u00e1lny \u00faverov\u00fd strop zn\u00ed\u017ei zo s\u00fa\u010dasnej hodnoty 8 o 0,25.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">To znamen\u00e1, \u017ee klient vo veku 41 rokov bude ma\u0165 limit DTI zn\u00ed\u017een\u00fd na 7,75, pre 42-ro\u010dn\u00e9ho klienta sa zn\u00ed\u017ei na 7,5 a tak \u010falej. Ak si pod\u00e1 \u017eiados\u0165 teraz, jeho maxim\u00e1lny \u00faverov\u00fd strop je 8-n\u00e1sobkom jeho pr\u00edjmu. <\/span><b>Po 1. janu\u00e1ri 2023 <\/b>sa v\u0161ak jeho DTI zn\u00ed\u017ei na 6,75-n\u00e1sobok pr\u00edjmu a banka mu m\u00f4\u017ee schv\u00e1li\u0165 <b>maxim\u00e1lne \u00faver vo v\u00fd\u0161ke 121 500 \u20ac.\u00a0<\/b><\/p>\n<blockquote>\n<p><span style=\"font-weight: 400;\">Obmedzenie \u00faverov\u00e9ho stropu pod\u013ea ukazovate\u013ea DTI by sa klienta nedotklo, ak by mal nastaven\u00fa splatnos\u0165 \u00faveru do veku 65 rokov. \u010ci\u017ee keby si zobral hypot\u00e9ku len na 20 rokov. V tomto pr\u00edpade sa v\u0161ak v\u00fdrazne zv\u00fd\u0161i spl\u00e1tka \u00faveru.\u00a0<\/span><\/p>\n<\/blockquote>\n<p><span style=\"font-weight: 400;\">Nezabudnite, \u017ee okrem \u00faverov\u00e9ho stropu plat\u00ed \u010fal\u0161\u00ed limituj\u00faci faktor, a to je ukazovate\u013e DSTI. Ten hovor\u00ed o tom, \u017ee spl\u00e1tky nesm\u00fa presiahnu\u0165 60 % \u010dist\u00e9ho pr\u00edjmu \u017eiadate\u013ea o \u00faver, zn\u00ed\u017een\u00e9ho o \u017eivotn\u00e9 minimum. Navy\u0161e tieto spl\u00e1tky v pr\u00edpade \u00faverov na b\u00fdvanie podliehaj\u00fa stresovaniu, \u010do znamen\u00e1, \u017ee \u00farok musia banky pri r\u00e1tan\u00ed limitu klienta nav\u00fd\u0161i\u0165 e\u0161te o 2 % a a\u017e t\u00fato zv\u00fd\u0161en\u00fa spl\u00e1tku pos\u00fadi\u0165 vo\u010di pr\u00edjmu. Od maxim\u00e1lnej mo\u017enej spl\u00e1tky sa potom odv\u00edja aj maxim\u00e1lny <a href=\"https:\/\/www.fingo.sk\/vypocet-hypoteky\">\u00faverov\u00fd strop.<\/a><\/span><\/p>\n<p><span style=\"font-weight: 400;\"><span style=\"color: #ec8124;\">TIP:<\/span> Viac o aktu\u00e1lnych pravidl\u00e1ch pri poskytovan\u00ed hypot\u00e9k sa do\u010d\u00edtate v na\u0161om blogu <\/span><a href=\"https:\/\/www.fingo.sk\/blog\/ako-si-vypocitate-maximalny-limit-hypoteky-a-tipy-ak-potrebujete-vyssi-uver\/\"><span style=\"font-weight: 400;\">Ako si vypo\u010d\u00edtate limit hypot\u00e9ky?<\/span><\/a><\/p>\n<p><span style=\"font-weight: 400;\">Banka tak nakoniec klientovi schv\u00e1li ni\u017e\u0161iu z hodn\u00f4t DTI verzus DSTI.
