Zhrnuli sme pre v\u00e1s aktu\u00e1lne opatrenia N\u00e1rodnej banky Slovenska, ktor\u00fdmi reguluje poskytovanie \u00faverov na b\u00fdvanie. Je ich pomerne dos\u0165 &#8211; LTV, DTI, DSTI alebo stress test spl\u00e1tky. Ako sa v nich vyzna\u0165 a ako si zlep\u0161i\u0165 \u0161ance na vy\u0161\u0161iu hypot\u00e9ku? Pri refinan\u010dn\u00fdch hypot\u00e9kach, kde sa jeden \u00faver len nahr\u00e1dza druh\u00fdm s nav\u00fd\u0161en\u00edm maxim\u00e1lne o 5 %, resp. 2 000 eur, toto obmedzenie neplat\u00ed.<\/span><\/p>\n\n\n\n<h4><strong><span style=\"color: #ec8124;\">DTI (Debt to Income) &#8211; celkov\u00e1 zadl\u017eenos\u0165 vzh\u013eadom k \u010dist\u00e9mu ro\u010dn\u00e9mu pr\u00edjmu<\/span><\/strong><\/h4>\n\n\n\n<p><span style=\"font-weight: 400;\">Tento ukazovate\u013e je aktu\u00e1lne nastaven\u00fd na hodnotu 8, \u010di\u017ee ak \u017eiadate o \u00faver, va\u0161a celkov\u00e1 zadl\u017eenos\u0165 m\u00f4\u017ee by\u0165 iba vo v\u00fd\u0161ke 8-n\u00e1sobku v\u00e1\u0161ho \u010dist\u00e9ho ro\u010dn\u00e9ho pr\u00edjmu. Od 1. janu\u00e1ra 2023 sa pre <a href=\"https:\/\/www.fingo.sk\/blog\/hypoteky-40-co-sa-od-januara-zmeni-a-kto-by-sa-mal-s-uverom-poponahlat\/\">klientov nad 40 rokov<\/a> a so splatnos\u0165ou zasahuj\u00facou do d\u00f4chodku, s prib\u00fadaj\u00facim vekom DTI zni\u017euje.<\/span><\/p>\n\n\n\n<h4><strong><span style=\"color: #ec8124;\">DSTI (Debt Service to Income) &#8211; pomer v\u0161etk\u00fdch spl\u00e1tok vo\u010di \u010dist\u00e9mu pr\u00edjmu, resp. va\u0161a povinn\u00e1 rezerva<\/span><\/strong><\/h4>\n\n\n\n<p><span style=\"font-weight: 400;\">Ukazovate\u013e schopnosti spl\u00e1ca\u0165 hypot\u00e9ku je pomer medzi spl\u00e1tkami v\u0161etk\u00fdch finan\u010dn\u00fdch z\u00e1v\u00e4zkov a \u010dist\u00e9ho pr\u00edjmu zn\u00ed\u017een\u00e9ho o \u017eivotn\u00e9 minimum. Tento limit je v s\u00fa\u010dasnosti 60 %. Teda ak \u017eiadate o \u00faver, va\u0161a povinn\u00e1 rezerva predstavuj\u00faca vo\u013en\u00e9 zdroje mus\u00ed by\u0165 aspo\u0148 40 %.&nbsp;<\/span><\/p>\n\n\n\n<h4><strong><span style=\"color: #ec8124;\">Stress test &#8211; simul\u00e1cia spl\u00e1tky hypot\u00e9ky s teoretick\u00fdm nav\u00fd\u0161en\u00edm \u00faroku<\/span><\/strong><\/h4>\n\n\n\n<p><span style=\"font-weight: 400;\">Stress test s\u00favis\u00ed s potenci\u00e1lnym rastom \u00farokov. Banka pri v\u00fdpo\u010dte zoh\u013eadn\u00ed, \u010di budete schopn\u00fd spl\u00e1ca\u0165 hypot\u00e9ku pri <a href=\"https:\/\/www.fingo.sk\/blog\/fixacia-uroku-na-hypoteke\/\">n\u00e1raste \u00farokovej sadzby<\/a> o 2 % a pod\u013ea toho v\u00e1m stanov\u00ed maxim\u00e1lnu mo\u017en\u00fa v\u00fd\u0161ku \u00faveru. \u010ci\u017ee va\u0161e hypotek\u00e1rne spl\u00e1tky &#8211; existuj\u00face aj tie nov\u00e9 &#8211; banka na pozad\u00ed simuluje s t\u00fdmto nav\u00fd\u0161en\u00edm a po ich odr\u00e1tan\u00ed z \u010dist\u00e9ho pr\u00edjmu v\u00e1m mus\u00ed zosta\u0165 spom\u00ednan\u00e1 finan\u010dn\u00e1 rezerva vo v\u00fd\u0161ke 40 %. <\/span><\/p>\n\n\n\n<blockquote class=\"wp-block-quote\">\n<p><span style=\"font-weight: 400;\">Stress test sa neuplat\u0148uje na spotrebn\u00e9 \u00favery, pri ktor\u00fdch je \u00farokov\u00e1 sadzba zmluvne dojednan\u00e1 na cel\u00fa dobu splatnosti.&nbsp;<\/span><\/p>\n<\/blockquote>\n\n\n\n<h4><strong><span style=\"color: #ec8124;\">Banka mus\u00ed zoh\u013eadni\u0165 v\u0161etky spom\u00ednan\u00e9 ukazovatele<\/span><\/strong><\/h4>\n\n\n\n<ul>\n<li><span style=\"font-weight: 400;\">V\u00e1\u0161 <a href=\"https:\/\/www.fingo.sk\/vypocet-hypoteky\">\u00faverov\u00fd strop<\/a> teda ovplyvn\u00ed nielen to, ak\u00fd limit v\u00e1m vyjde ako 8-n\u00e1sobok ro\u010dn\u00e9ho pr\u00edjmu. <\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Ale aj to, aby va\u0161a pl\u00e1novan\u00e1 spl\u00e1tka spolu s ostatn\u00fdmi \u00faverov\u00fdmi spl\u00e1tkami nepresiahla 60 % v\u00e1\u0161ho pr\u00edjmu zn\u00ed\u017een\u00e9ho o \u017eivotn\u00e9 n\u00e1klady r\u00e1tan\u00e9 na v\u0161etky vy\u017eivovan\u00e9 osoby vo va\u0161ej dom\u00e1cnosti (man\u017eel\/ka, deti). <\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Okrem toho spl\u00e1tku hypot\u00e9ky bude banka pri v\u00fdpo\u010dte navy\u0161ova\u0165, aby otestovala va\u0161u odolnos\u0165 vo\u010di pr\u00edpadn\u00e9mu rastu \u00farokov v bud\u00facnosti. <\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Nakoniec v\u00e1m banka tieto dve hodnoty porovn\u00e1 a schv\u00e1li v\u00e1m \u00faver bu\u010f do limitu pod\u013ea maxim\u00e1lnej \u00faverovej anga\u017eovanosti (DTI) alebo do maxim\u00e1lnej mo\u017enej spl\u00e1tky (DSTI).
