Ak v\u00e1m banka napr\u00edklad vo febru\u00e1ri 2020 poskytla hypot\u00e9ku s fix\u00e1ciou na 3 roky, po\u010das troch rokov ste spl\u00e1cali mesa\u010dn\u00fa spl\u00e1tku v rovnakej v\u00fd\u0161ke. Po skon\u010den\u00ed tohto obdobia vo febru\u00e1ri 2023 sa va\u0161a 3-ro\u010dn\u00e1 fix\u00e1cia skon\u010dila a banka v\u00e1m na \u010fal\u0161ie obdobie fix\u00e1cie stanovila nov\u00fd \u00farok aj mesa\u010dn\u00fa spl\u00e1tku.&nbsp;<\/p>\n\n\n\n<p>Po 3 rokoch spl\u00e1cania teda nastalo v\u00fdro\u010die fix\u00e1cie, alebo in\u00fdmi slovami, <strong>refix\u00e1cia hypot\u00e9ky<\/strong>. O novom \u00faroku v\u00e1s banka mus\u00ed informova\u0165 2 mesiace vopred, aby ste sa mohli rozhodn\u00fa\u0165, \u010di nov\u00fd \u00farok akceptujete, alebo sa poobzer\u00e1te po inej banke, s v\u00fdhodnej\u0161ou ponukou \u00faroku. V dne\u0161nej dobe s\u00fa nov\u00e9 <a href=\"https:\/\/www.fingo.sk\/hypotekarna-kalkulacka\/kupa\">\u00farokov\u00e9 sadzby na hypot\u00e9kach<\/a> v\u00fdrazne vy\u0161\u0161ie ako tomu bolo pred p\u00e1r rokmi. Vo v\u00e4\u010d\u0161ine pr\u00edpadov ide o ni\u017e\u0161iu \u00farokov\u00fa sadzbu, a t\u00fdm p\u00e1dom aj ni\u017e\u0161iu spl\u00e1tku za predpokladu, \u017ee nepotrebujete peniaze navy\u0161e a rozhodnete sa zachova\u0165 zost\u00e1vaj\u00facu dobu splatnosti.&nbsp;<\/p>\n\n\n\n<p>V obdob\u00ed rastu \u00farokov\u00fdch sadzieb, ktor\u00e9mu sme \u010delili v poslednom obdob\u00ed, sa vo v\u0161eobecnosti refinancova\u0165 \u00faver do inej banky mimo v\u00fdro\u010dia fix\u00e1cie neoplatilo. Tie v\u0161ak kop\u00edruj\u00fa s\u00fa\u010dasn\u00fa situ\u00e1ciu na trhu a nav\u00fd\u0161enie p\u00f4vodnej \u00farokovej sadzby, ktor\u00fa ste dostali pred 3 a\u017e 5 rokmi, m\u00f4\u017ee sp\u00f4sobi\u0165 rozdiel vo va\u0161ej spl\u00e1tke hypot\u00e9ky r\u00e1dovo v desiatkach a\u017e stovk\u00e1ch eur smerom nahor. Pri refix\u00e1cii spl\u00e1cate st\u00e1le ten ist\u00fd \u00faver s nov\u00fdmi podmienkami, ktor\u00e9 v\u00e1m banka A k v\u00fdro\u010diu fix\u00e1cie nastav\u00ed.<\/p>\n<\/blockquote>\n\n\n\n<h2 class=\"has-text-color\" id=\"htoc-ako-vyzer-t-tna-pomoc-pri-zv-en-ch-spl-tkach\" style=\"color:#ec8124\"><strong>Ako vyzer\u00e1 \u0161t\u00e1tna pomoc s hypot\u00e9kami od 1. 6. 2024<\/strong><\/h2>\n\n\n\n<p>Od 1. j\u00fana sa zmenili pravidl\u00e1 s\u00favisiace s dot\u00e1ciou hypot\u00e9k pri zv\u00fd\u0161en\u00fdch spl\u00e1tkach. Po novom bud\u00fa m\u00f4c\u0165 \u017eiada\u0165 o pr\u00edspevok aj t\u00ed, ktor\u00ed <strong>maj\u00fa refinan\u010dn\u00fd \u00faver<\/strong>, ktor\u00fdm bol splaten\u00fd p\u00f4vodn\u00fd \u00faver na b\u00fdvanie s \u00fa\u010delom aspo\u0148 z \u010dasti na k\u00fapu, v\u00fdstavbu alebo <a href=\"https:\/\/www.fingo.sk\/blog\/porovnajte-si-ci-sa-oplati-viac-hypoteka-alebo-spotrebny-uver\/\">rekon\u0161trukciu<\/a>. P\u00f4vodn\u00fd \u00faver z\u00e1rove\u0148 musel by\u0165 poskytnut\u00fd pred 1. 1. 2024. N\u00e1rok na \u0161t\u00e1tnu pomoc teda vznik\u00e1 aj t\u00fdm klientom, ktor\u00fdch aktu\u00e1lna \u00faverov\u00e1 zmluva obsahuje iba \u00fa\u010del refinancovanie za predpokladu, \u017ee je mo\u017en\u00e9 preuk\u00e1za\u0165 \u00fa\u010del \u201eb\u00fdvanie\u201d p\u00f4vodn\u00e9ho \u00faveru. <\/p>\n\n\n\n<p>St\u00e1le plat\u00ed, \u017ee n\u00e1rok na \u0161t\u00e1tnu pomoc <strong>nevznik\u00e1, <\/strong>ak m\u00e1te refinan\u010dn\u00fa hypot\u00e9ku ur\u010den\u00fa iba na splatenie sk\u00f4r poskytnut\u00e9ho spotrebn\u00e9ho \u00faveru alebo \u00faverov, \u010di bez\u00fa\u010delov\u00fa <a href=\"https:\/\/www.fingo.sk\/hypotekarna-kalkulacka\/kupa\" target=\"_blank\" rel=\"noreferrer noopener\">hypot\u00e9ku<\/a>. <\/p>\n\n\n\n<h3 class=\"has-text-color\" id=\"htoc-al-ie-zmeny\" style=\"color:#ec8124\"><strong>\u010eal\u0161ie novinky <\/strong><\/h3>\n\n\n\n<p>\u010eal\u0161ou zmenou, ktor\u00fa novela priniesla, je roz\u0161\u00edrenie d\u00f4vodov zv\u00fd\u0161enia \u00farokovej sadzby a spl\u00e1tky \u00faveru, \u010do je jednou zo z\u00e1kladn\u00fdch podmienok pre uplatnenie pr\u00edspevku od \u0161t\u00e1tu. Okrem refix\u00e1cie \u00farokovej sadzby po novom k zv\u00fd\u0161eniu mohlo d\u00f4js\u0165 aj refinancovan\u00edm \u00faveru do inej banky, ktor\u00e9 v\u0161ak muselo nasta\u0165 v obdob\u00ed medzi <strong>1. 1. 2023 a 31. 5. 2024.&nbsp;<\/strong><\/p>\n\n\n\n<p>Ve\u013ekou novinkou je, \u017ee o pr\u00edspevok si m\u00f4\u017eu po 1. 6. 2024<strong> sp\u00e4tne po\u017eiada\u0165<\/strong> klienti, ktor\u00fdm na\u0148 vznikol n\u00e1rok za obdobie od 1. 1. 2024 do 31. 5. 2024. Poda\u0165 \u017eiados\u0165 o pr\u00edspevok v\u0161ak musia stihn\u00fa\u0165 najnesk\u00f4r <strong>do 31. 7. 2024.<\/strong><\/p>\n\n\n\n<blockquote class=\"wp-block-quote\">\n<p id=\"htoc-forma-dot-cie-je-pre-oba-d-vody-zv-enia-rokovej-sadzby-a-spl-tky-rovnak-a-klientovi-n-rok-na-pr-spevok-vznik-a-v-ase-kedy-zv-en-spl-tku-zaplat\">Forma dot\u00e1cie je pre oba d\u00f4vody zv\u00fd\u0161enia \u00farokovej sadzby a spl\u00e1tky rovnak\u00e1 a klientovi n\u00e1rok na pr\u00edspevok vznik\u00e1 a\u017e v \u010dase, kedy zv\u00fd\u0161en\u00fa spl\u00e1tku zaplat\u00ed.&nbsp;<\/p>\n\n\n\n<p><\/p>\n<\/blockquote>\n\n\n\n<h3 class=\"has-text-color\" id=\"htoc-zhrnutie-noviniek\" style=\"color:#ec8124\"><strong>Zhrnutie zmien<\/strong><\/h3>\n\n\n\n<p>Ke\u010f to zhrnieme, nov\u00e9 znenie z\u00e1kona platn\u00e9 od 1. 6. 2024 roz\u0161\u00edrilo \u0161t\u00e1tnu pomoc aj na \u010disto refinan\u010dn\u00e9 hypot\u00e9ky. Po novom teda plat\u00ed, \u017ee n\u00e1rok na pr\u00edspevok maj\u00fa t\u00ed dl\u017en\u00edci, ktor\u00fdch zmluva o \u00favere je<\/p>\n\n\n\n<ul>\n<li><strong>s \u00fa\u010delom nadobudnutie, v\u00fdstavba tuzemskej nehnute\u013enosti alebo zmena dokon\u010denej stavby <\/strong>uzatvoren\u00e1 pred 1. 1. 2024 a k zv\u00fd\u0161eniu \u00farokovej sadzby \u00faveru do\u0161lo po 31. 12. 2022 (na tento typ \u00faveru u\u017e bol pr\u00edspevok poskytovan\u00fd aj od 1. 1. 2024)<\/li>\n\n\n\n<li><strong>zmluva \u201erefinancovan\u00fd \u00faver s refixom\u201c<\/strong> \u2013 zmluva uzatvoren\u00e1 pred 1. 1. 2024, k zv\u00fd\u0161eniu \u00farokovej sadzby \u00faveru do\u0161lo po 31. 12. 2022, \u00faver bol poskytnut\u00fd na splatenie jedn\u00e9ho alebo viacer\u00fdch \u00faverov a aspo\u0148 jeden z t\u00fdchto splaten\u00fdch (p\u00f4vodn\u00fdch) \u00faverov bol poskytnut\u00fd na \u00fa\u010del: \u201enadobudnutie, v\u00fdstavba tuzemskej nehnute\u013enosti alebo zmena dokon\u010denej stavby\u201c<\/li>\n\n\n\n<li><strong>zmluva \u201erefinancovan\u00fd \u00faver bez refixu\u201c <\/strong>\u2013 zmluva uzatvoren\u00e1 v obdob\u00ed od 1. 1. 2023 do 31. 5. 2024, \u00faver bol poskytnut\u00fd na splatenie jedn\u00e9ho alebo viacer\u00fdch \u00faverov a aspo\u0148 jeden z t\u00fdchto splaten\u00fdch (p\u00f4vodn\u00fdch) \u00faverov bol poskytnut\u00fd na \u00fa\u010del: nadobudnutie, v\u00fdstavba tuzemskej nehnute\u013enosti alebo zmena dokon\u010denej stavby. P\u00f4vodn\u00fd (splaten\u00fd) \u00faver bol poskytnut\u00fd na z\u00e1klade zmluvy o \u00favere uzatvorenej pred 1. 1. 2024. V pr\u00edpade tohto typu \u00faverovej zmluvy nedoch\u00e1dza k zv\u00fd\u0161eniu spl\u00e1tky \u00faveru v banke, ktor\u00e1 v s\u00fa\u010dasnosti poskytuje \u00faver, ale mesa\u010dn\u00e1 spl\u00e1tka \u00faveru sa zv\u00fd\u0161ila v porovnan\u00ed s priemernou mesa\u010dnou spl\u00e1tkou posledn\u00e9ho splaten\u00e9ho p\u00f4vodn\u00e9ho \u00faveru na b\u00fdvanie za \u0161es\u0165 kalend\u00e1rnych mesiacov, predch\u00e1dzaj\u00facich kalend\u00e1rnemu mesiacu, v ktorom bola zaplaten\u00e1 posledn\u00e1 spl\u00e1tka tohto \u00faveru na b\u00fdvanie.<\/li>\n<\/ul>\n\n\n\n<p>Posledn\u00fd uveden\u00fd typ \u00faverovej zmluvy sa teda viazal len na prechodn\u00e9 obdobie medzi janu\u00e1rom a\u017e m\u00e1jom tohto roku. \u010eal\u0161\u00ed klienti si teda bud\u00fa m\u00f4c\u0165 uplatni\u0165 pr\u00edspevok nielen na \u00fa\u010delov\u00fa hypot\u00e9ku, ale u\u017e aj na refinan\u010dn\u00fa hypot\u00e9ku, pri\u010dom zost\u00e1va v platnosti podmienka, aby tento \u00faver bol vo v\u00fdro\u010d\u00ed fix\u00e1cie a v\u010faka refixu do\u0161lo k nav\u00fd\u0161eniu spl\u00e1tky.<\/p>\n\n\n\n<h2 class=\"has-text-color\" id=\"htoc-praktick-situ-cie-ktor-m-u-nasta\" style=\"color:#ec8124\"><strong>Praktick\u00e9 situ\u00e1cie, ktor\u00e9 m\u00f4\u017eu nasta\u0165<\/strong><\/h2>\n\n\n\n<p>Po\u010fme sa bli\u017e\u0161ie pozrie\u0165 na situ\u00e1cie, ktor\u00e9 po novom m\u00f4\u017eu nasta\u0165 a kedy m\u00f4\u017eete sp\u013a\u0148a\u0165 n\u00e1rok na pr\u00edspevok:<\/p>\n\n\n\n<ul>\n<li><strong>Fix\u00e1cia sa v\u00e1m kon\u010d\u00ed 15. 7. 2024<\/strong>. Vo va\u0161ej \u00faverovej zmluve sa uv\u00e1dza ako jedin\u00fd \u00fa\u010del refinancovanie. P\u00f4vodn\u00fd \u00faver ste si zobrali na k\u00fapu nehnute\u013enosti. Va\u0161a banka v\u00e1m na \u010fal\u0161ie obdobie fix\u00e1cie pon\u00faka podmienky, ktor\u00e9 sa rozhodnete prija\u0165, a teda aj po v\u00fdro\u010d\u00ed budete pokra\u010dova\u0165 v spl\u00e1can\u00ed \u00faveru v tej istej banke. Zv\u00fd\u0161enie \u00faroku a spl\u00e1tky teda nastane po refix\u00e1cii \u00farokovej sadzby a po zaplaten\u00ed prvej zv\u00fd\u0161enej spl\u00e1tky si m\u00f4\u017eete uplatni\u0165 n\u00e1rok na pr\u00edspevok.&nbsp;<\/li>\n\n\n\n<li>M\u00f4\u017ee \u00eds\u0165 aj o situ\u00e1ciu, \u017ee sa v\u00e1m takisto kon\u010d\u00ed fix\u00e1cia \u00farokovej sadzby 15. 7. 2024. \u00daver ste si zobrali na v\u00fdstavbu rodinn\u00e9ho domu. Z domovskej banky ste dostali podmienky, ktor\u00e9 v\u00e1m nevyhovuj\u00fa a rozhodli ste sa \u00faver refinancova\u0165 do inej banky s lep\u0161\u00edm \u00farokom. \u00daverov\u00fa zmluvu ste stihli <strong>podp\u00edsa\u0165 pred 31. 5. 2024.<\/strong> N\u00e1rok na pr\u00edspevok v\u00e1m vznikne po zaplaten\u00ed prvej spl\u00e1tky v novej banke.&nbsp;<\/li>\n\n\n\n<li>Do tretice si predstavme, \u017ee ste refinancovali svoj \u00faver na rekon\u0161trukciu bytu <strong>15. 11. 2023,<\/strong> kedy nar\u00e1stol v\u00e1\u0161 \u00farok aj mesa\u010dn\u00e1 spl\u00e1tka.
